Facade refurbishment in Donostia-San Sebastián

A facade is fixed once. And with the paperwork done.

Facade refurbishment and repair: we assess the condition, draw up the technical design, handle the building permit and the public highway occupation permit, and carry out the works with a single point of contact for the homeowners association. We work in Donostia, Irún and Navarra.

What we check first

A facade is not painted. It is diagnosed.

Before quoting we need to know what is wrong: material coming loose, cracks, damp or insulation that is simply not there. The assessment decides the works.

01
Condition of the substrate

Renders, cornices, balconies and anything that could come loose.

02
Damp and cracks

Where the water comes from and how the cracks behave, before covering anything.

03
Insulation

Whether external wall insulation makes sense or repairing and protecting is enough.

04
Permits

Building permit, highway occupation permit for the scaffolding and whatever the building technical inspection requires.

For homeowners associations

A facade job is decided at the owners meeting. We are the ones who explain it.

We put together the documentation so the association can decide with facts: what is wrong with the facade, what we propose and what line items the quote contains. And one single person coordinates the works.

What makes a facade expensive

The expensive mistake is repairing without knowing the cause.

A badly diagnosed facade fails again. And works without a permit or an authorised scaffold stop the moment someone asks.

01
Covering up without diagnosing

Painting over damp or sealing a live crack leaves the problem underneath. It comes back, and it comes back worse.

02
Scaffolding without a permit

Occupying the pavement requires council authorisation. Without it, the works stop and the scaffold is paid for while standing idle.

03
Works without a technical design

Work on a facade usually requires a technical design and a permit. Finding that out once the works are under way stops them.

From start to finish

Five steps to refurbish a facade.

The assessment comes first. Then the design, the permits and the works, in that order.

We visit the building and check the condition of the facade.

02

03

We draw up the documentation and handle the building and highway occupation permits.

04
Works

We put up the scaffold and carry out the refurbishment with one person in charge.

05
Handover

We take down the scaffold, hand over the documentation and go through the result with you.

Clear responsibility

The building has one person responsible.

Assessment, design, permits and works all come from the same team. The association talks to one person, and that person answers for everything.

01
One reading of the building

Whoever assesses is whoever builds. There is no report from one firm and works from another.

02
Permits taken care of

The building and highway permits go in before anything is put up.

03
One contact for the owners meeting

We explain the works, the quote and the schedule to the association as many times as it takes.

Every building and every council has its own conditions. The scope and the permits that apply are confirmed at the inspection.

FAQs

What is worth knowing beforehand.

Every town and every building can change the answer. For a specific case, call us and we will look at it.

Usually yes, because the facade is part of the building and the work normally requires a technical design. At the inspection we tell you which permit applies and we handle it.

We do. The highway occupation permit is applied for at the town council before the scaffold goes up.

Yes. If the assessment recommends it, we propose external wall insulation and include it in the design.

Yes. We prepare the documentation for the owners meeting and keep a single point of contact with the association and its property manager.

The works are planned to resolve them and are documented, so the building can prove they have been put right.

By looking at the line items, not the total. Two similar prices can include different scaffolds, different treatments or leave the permits out. Our quote is itemised so it can be compared line by line.

Sometimes yes, and it helps the association decide. It depends on what is wrong with the facade: anything affecting safety is not postponed. We say so in the assessment.

Yes. We work in Donostia, Irún and Navarra.
