Work on common parts, with a single point of contact for the association.
Facades, roofs, entrance halls, courtyards and shared services. We prepare the documentation for the owners meeting, handle the building permit and carry out the works. We work in Donostia, Irún and Navarra.
What we do for homeowners associations
Work on common parts involves more decisions than a private job: it has to be explained, approved and carried out without anyone having to coordinate trades.
Refurbishment, waterproofing and insulation, with the scaffolding and highway permits in place.
Refurbishment of the entrance hall, removal of steps and accessibility improvements with the technical design that applies.
Paving, waterproofing of courtyards, storage rooms and communal premises.
Renewal of shared services, coordinated with the trades involved.
For the owners meeting
Before the meeting we hand over what is wrong with the building, what we propose and what line items the quote contains. After the meeting, one single person coordinates the works with the property manager.
What complicates a communal job
A communal job gets stuck when the information arrives half told, when the quote is not understood and when nobody answers for the timescales.
Without an assessment or a clear proposal, the meeting puts off the decision and the building keeps deteriorating.
Three quotes with different line items cannot be compared. We define the line items so that they can be.
When the surveyor, the permits and the works are three different firms, each one points at the one before. With one firm, one firm answers.
From start to finish
From inspection to handover, with the owners meeting and the property manager informed at every step.
We visit the building with the property manager or the chair and look at the problem.
We hand over the assessment, the proposed course of action and an itemised quote for the owners meeting.
We handle the building permit, the highway occupation permit and whatever else the job requires.
We carry it out with one person in charge and report to the association as each phase closes.
We hand over the final documentation and go through the works with the association.
Clear responsibility
The same team assesses, handles the permits and builds. The association and its property manager talk to one person, and that person answers for the whole job.
To the owners meeting, as many times as it takes, with the documentation in front of us.
The building permit, the scaffolding and the highway permit go in before we start.
The property manager knows where the works stand without having to ask.
Every association decides according to its own resolutions and every council applies its own by-laws. The scope is set with the inspection and the proposal in front of us.
